Sale of prime land secures future of residential development

Around four acres of prime land for residential development in Woodhouse Eaves, Leicestershire, has been acquired by a Derby-based developer.

The deal was orchestrated by Fisher German property consultants, on behalf of a private landowner and will no doubt help meet the continued demand for new homes.

Previously, a first planning application for fifty housing units had been refused when the appeal was rejected in 2019; subsequent planning permission for 36 units was granted in October 2021.

The landowner has been working with the Fisher German development team on promoting the sale of the land since 2016, when they saw planning for 50 homes declined and a subsequent appeal rejected. Undeterred, the land finally got planning permission for 36 new homes in 2021.

Acting on behalf of the landowner, Fisher German played a key role in facilitating the sale by inviting numerous parties to submit their proposals, before entering into an option agreement which allowed JK Land Limited to purchase the land. within an agreed period, as well as to negotiate a sale price when the town planning permit is granted.

Commenting on the deal, Fisher German Development Team Partner Luke Brafield said, “This development project involved a number of technical and planning challenges. As such, this is a project that has allowed us to demonstrate our varied expertise in strategic land development, ranging from finding developer partners and negotiating terms, to advising on development planning and negotiating option agreement prices.

“We are delighted to have helped facilitate this agreement and we look forward to seeing a program delivered.”
