Potential for hundreds of new Portlaoise homes in huge Laois land sale

A huge block of land is up for sale in Laois which could add hundreds more homes to the larger residential area of ​​Portlaoise.

What is described as “one of the last remaining significant land reserves” suitable for development near downtown Portlaoise, has come onto the open market.

A block of over 32 acres (13.1 hectares) of land stretching from the N80 Mountmellick Road to the Ridge Road, is for sale at an undisclosed price.

It includes a mature bungalow on the Mountmellick road between the Liogard and Lake Glen housing estates.

It extends behind these estates across six fields, around the city sewage treatment plant to the road frontage on Ridge Road.

The auctioneer describes it as “a top development site, one of the last significant land reserves that lends itself to development, in such close proximity to Portlaoise town centre.

“Such an opportunity to purchase a large, strategically located development site in Laois rarely comes to the market like this. The property in question offers developers, government agencies and investors the potential to develop a block of key land, which is primarily zoned for new residential uses and transport & utilities”.

More than half of the site – 16.6 acres – is zoned Transport & Utilities, making it suitable for car parks and commercial development related to public transport services. This zoning also concerns services such as electricity, telecommunications, water and waste water.

Another 13.5 acres is zoned Residential 2 which allows mainly houses but also open spaces, schools, nurseries, small businesses, medical offices, playgrounds.

The last 2.5 acres are unzoned.

There is also an option to purchase the land in two blocks, one being the residential area, the other the transport and unzoned land.

A further 20 acres of building land have also come up for sale in the town on Borris Road as Portlaoise continues to grow in size and population.
