In recent years, listed real estate around the world has become an increasingly important asset class for South African investors. With local properties under pressure and asset distributors seeking diversified sources of return overseas, it has found its place in a growing number of multi-asset class portfolios.
The performance of the asset class was also attractive. Although it did not follow global equities, it significantly outperformed global bonds.
Over the past three years, the FTSE EPRA Nareit Developed Index has increased 48.7% in rand terms.
South African fund selectors are also fortunate to have access to the expertise of local and international asset managers in this sector. This is an area where South African companies have been among the most successful in recent years.
To identify global real estate fund managers who have brought value to investors, Citywire South Africa has identified the 10 best performing funds in this sector over the past three years.
The top seven all outperformed the FTSE ERPA Nariet Developed Index.
Five of them are funds managed by South African companies.
